Leasing Services
Leasing Services are used when the property is vacant and needs a new tenant, it is a tenant placement service. The Leasing Services include:
- Property rental value evaluation
- Marketing analysis
- Advertising
- Showings
- Application processing, including background and credit investigations
- Dealing with application rejection process
- Ordering and paying for attorney to prepare the lease
- Lease package preparation
- Collection of the first month's rent and security deposit
- Pest control Bed Bugs Inspection
- Move in including move in inspection report and pictures
Leasing services fee is 80% of full month's rent (note we require the tenants to pay one full month of rent at move in regardless of move in date).
Property Management Services
Property Management Services start when we sign the agreement, the services include:
- Property condition evaluation
- Project Management for any repairs and upgrades while the property is occupied
- Inspections
- Handling tenant inquiries and coordination of work orders
- Dealing with code violations while property is occupied
- All notices as required per Florida Statutes
- Access to attorneys that specialize in property management
- Cost effective repairs done by reliable contractors
- Rent collection
- Escrow management
- Monthly accounting statements with direct deposit
- Yearly financial statements
- Utilizing Propertyware software - the industry leader in cloud-based solutions for property management companies
Property Management monthly commission is a percentage of all collected rents while the property is rented. The percentage depends on number of units we manage for one owner, see breakdown below:
1-5 units: 10% of collected rents,
6-10 units: 9% of collected rents,
11+ units: 8% of collected rents
Lease Renewal and Extension Services
Lease Renewal and Extension Services are used when the property is occupied and the lease is coming to an end (so usually every year) or for any new property we take for management with an existing tenant.
Renewal: We perform market analysis, evaluate the current rental rate and perform property condition evaluation to check how well the tenants maintain the property. We negotiate the rental rate for the new lease. We also order and pay the attorney for the new lease. For that renewal we charge 20% of the new rental rate and this fee includes the lease preparation fee that we will pay the attorney to prepare a new lease at no additional charge to you. The renewal fee is being charged on the first month of the new lease.
Extension: Sometimes the tenant that is vacating needs to stay for few extra months after the lease end date. Depending on the situation, in some cases this is possible and we agree to that. We prepare a short period extension to the existing lease and for that we charge $50.
Vacant Property Services
Vacant Property Services are used when property is vacant. Mandatory Minimum Monthly Fee when the property is vacant $100 per month.
Additional Services
Property management services do not include representation at legal proceedings, court hearings, depositions, homeowner meetings, processing association related payments, providing on-site management, obtaining income tax, accounting or legal advice, dealing with property financing, mortgage payments, investment strategy and decision making, advising on proposed new construction, debt collection, payments of business taxes for rental property (occupational licenses), real estate property taxes payments or counseling, insurance estimates, payments or processing insurance related paperwork. If Broker performs any of the services listed above that do not require a separate license, Owner shall pay Broker a fee of $80 per hour.
Property management services do not include preparing Property for sale, supervising and coordinating renovations, fire or major damage restoration projects. If Broker performs these services, Owner shall pay Broker a fee of 5% of total expenses.
Property management services do not include acquisitions or property sales. We are a full service real estate brokerage and will be happy to help, separate Buyer-Broker Agreement or Exclusive Right of Sale Listing Agreement must be signed.
GUARANTEE: If the tenant we placed in the property moves out within the first 3 months of the initial lease start date we will re-rent the property at no charge provided that the tenant met our rental criteria and was recommended for approval.
